Orange County has always put its coastal location to good use by putting a premium on oceanfront homes, which easily pass the million-dollar mark. But in Laguna Beach, home prices along the coast can soar well into the double-digit millions.
Other South Coast cities, such as San Clemente or Capistrano Beach, can have asking prices of up to $5 million. This, however, is the mere minimum for Laguna Beach homes the same distance from the coast with more or less the same views. Such a home can easily command $10 million or more in today’s market.
There are currently 29 Laguna Beach oceanfront homes listed today, with prices ranging from $5 million to a whopping $35 million. In the lower range, prices appear to rise in regular increments, but tend to jump considerably once they reach the double digits.
Also notable is the fact that most of these homes are tear-downs, meaning their prices are to be taken more as lot values than actual asking prices. Many of them need remodeling or even rebuilding, a choice often left to the buyer.
A close contender is Dana Point, located east of Laguna and known for its scenic headlands and ocean views. Its priciest home is valued at $25 million. Most of the Laguna Beach luxury homes are located in the Strand area and do not need remodeling, but only a few are actually on the oceanfront.
Some blame the inconsistency in the upper price ranges on uncommon features that are practically exclusive to luxury homes. Several luxury homes on the market include wine cellars, private spas, and private footpaths to the beach, which can easily shoot the price up several thousands.
